1. The development finance process

If you are thinking about property development, whether for personal or commercial purposes, the first step is to get in touch with us.

We need to know some key facts about your development plan, such as the proposed site (brownfield, empty plot, etc.) and your building plans (housing units, the number of bedrooms, etc.).

This will help us understand how we can best help you get started, and guide you through the process.

2. Offer

We will provide you with an ‘Offer in Principle’ which sets out the terms and conditions of the loan.

The offer will include a full and comprehensive breakdown of all the costs involved including interest rates.

We offer fast bridging loans and short to medium term property finance.

We tailor our development loans to our client’s needs, whether you are building a new home or a commercial property.

3. Surveyor report

Find out more about property development in 6 easy stepsOnce the offer is officially accepted, our surveyor will start his desktop study within 24-48 hours.

Our specialist chartered surveyor will then arrange a site visit to produce a development viability report.

This independent report will cover your financial plan including your exit strategy.

We will look at all of the financial details and the funding options available and promise to find the most suitable loan for you.

No extra fees: we only charge the rate we pay.

4. Legal process

Once the loan offer has been made and accepted, we will initiate the legal process.

Our solicitors will research and confirm that the title is clean and marketable and that our first charge is secure.

5. The property finance loan is completed

The last step is for the agreed funds to be transferred.

Our fastest time from initial inquiry to money being transferred into the developer’s account is 10 working days.
