So, who can borrow and how much can you borrow from Hunter Finance? When and how will the money be delivered and what happens about repayments?

Loan terms

The general framework of terms for how we loan money to developers is as follows:

  • We lend up to 60% towards the purchase of the land for the development
  • We cover up to 100% of the build costs (when we say 100%, we mean it)!
  • Our finance loans range in value from £100k to £2.5million
  • Loans can be up to 60% of the Gross Development Value (GDV) or the final expected market value of the finished project

The duration

Loan periods are between 1-18 months.

All Hunter Finance property development loans are unique and created on a case-by-case basis for individual clients. However, as a general rule, most loans will have a set duration of 12 months, to be repaid through the sale of the completed development project.

However, for larger, more complex developments with build schedules over more than a year, longer loan durations can be considered.

The interest/charges

We charge an extremely competitive rate of interest on the money you borrow to help you accumulate the materials and tools you need to complete your project.

Though it depends on the individual circumstances of your application, interest rates typically sit in the range of 6-12% per annum.

We do not require our interest payments to be serviced monthly, unlike other lenders such as commercial banks.

Your interest is simply paid upon the exit of the loan, whether that is through the sale of the finished property or refinancing.

What’s in it for us?

As the lender, we expect to make a profit of roughly 1% of the loan value, across the course of the development project, which is secured through a facility fee.

Our loans have achieved a total of £50 million in a profitable return on investments for our clients.

The drawdown process: You remain at the helm

Rather than being released in one go, the funds from a property development finance loan from Hunter Finance are released, or drawn down, in stages, meaning you only start paying interest on the money from the moment you get it, potentially saving you thousands of pounds in interest payments.

Money will be released in several stages, each of which is fully checked and signed off by a Chartered Surveyor appointed by Hunter Finance:

  • Access to the first stage of funding to begin preliminary work – this will be paid directly to solicitors
  • Once the foundations have been signed off by the surveyor, we release the next stage of funding, for the wall layout
  • The roofing and the shell of the buildings are completed and checked
  • The 1st Fix involves constructing walls, floors and ceilings, and installing electrical cables for and water pipes
  • The 2nd Fix concludes final work from fitting-out contractors including electricians, plumbers and carpenters
  • The last funds are available to finish the property and prepare for the sale

How are solicitors involved?

As with any legally binding contract, the process of securing development finance requires the involvement of solicitors representing both you and the lender.

These professionals are important for ensuring that the terms of the loan are fair, clearly laid out and adhered to by both parties.

Both sets of solicitors will communicate with each other to ensure that the process is smooth, easy and helps ensure that the project stays on track.
