Simple criteria

We assess all of our loan applications on a case by case basis.
However, we do have some lending criteria which must be met by all applicants.

  • We lend up to 60% towards land/property purchase
  • Lend up to 100% of the build costs
  • We lend from £100k – £2.5million
  • Loan terms between 6 and 12 months
  • Ground-up schemes. houses, flats, new builds, conversions and property with a commercial aspect considered
  • We lend to clients (on property/land) across the South East of England

Fast Development finance options for new developers:

We lend to first-time developers or experienced builders. Most of our clients are experienced housebuilders and property developers with a proven track record of building and selling similar developments.

However, we also lend to first-time developers. In this instance, we may ask for extra security for the loan of other criteria before we agree to lend. Find out the advantages of obtaining finance through Hunter Finance rather than a bank.

Six step development finance process

Before talking to Hunter it is a good idea to estimate roughly the amount you need to borrow and over what length of time.

  1. Agreement in Principle – Indicative Terms
  2. Development Site Visit / Surveyor report and valuation
  3. Formal Loan Offer
  4. Legal process / Solicitors
    (The property finance loan is completed)
  5. First Drawdown, Staged Drawdowns* to fund build costs
  6. Redemption Property is sold/refinanced

* Staged drawdowns means that you only pay interest on the funding that you have used as it is required.

Example of ground-up development finance

Client purchases a plot of land with planning permission to build three, four-bed townhouses in Guildford Surrey in 2021.

**As with most loan facilities interest is only charged on funds that have been drawn.

100% Development Finance or Joint Venture Development Finance is normally only available to developers with a long track record of success and are proposing a scheme with a high GDV that is normally substantially above £1m. This is not something that Hunter Finance currently offer.
